    RidgePort’s master plan includes approximately 20 million square feet of institutional quality industrial, warehousing and logistics buildings ranging in size from 50,000 square feet to 2,000,000 square feet. The buildings will be of precast concrete tilt-up construction with clear heights between 32 feet to 40 feet. Approximately 30% of RidgePort buildings are expected to be rail-served from the BNSF Railway mainline. Prospective users will be logistic-focused Fortune 500 companies similar to Wal-Mart, Costco, Grainger, Bissell, Dollar Tree, and Cadbury.

    Phase I of the Project will include a 75-acre transload facility. Transloading is the movement of bulk goods from rail to truck or rail to warehouse and vice versa. Transload goods generally include lumber, steel, rebar, machinery, plastics, flour, minerals, cements, and acids.

    RidgePort’s tranlsoad facility abuts the BNSF mainline. The facility will benefit not only from its close proximity to the mainline, but it will be the largest transload facility in the I-55 / I-80 corridor. The closest transload facility to the Project is Hoffman Transportation in Channahon. Hoffman’s project is serviced by a 3 mile-long branch line off the BNSF mainline which greatly increases time between transfers and gives RidgePort a strategic advantage.

    Ridge and the BNSF Railway executed a Memorandum of Understanding (the “MOU”) on March 7th, 2007. The MOU set forth certain general guidelines going forward and documented the BNSF and Ridge’s intention to jointly own, develop, market, and lease RidgePort.

    This multi-modal RidgePort facility is designed to integrate direct rail, truck, intermodal and transload with distribution and warehousing in one location. The intermodal facility will enable BNSF to consolidate Chicago international distribution at a single location regardless of its West Coast port origination or destination. The intermodal will provide an extremely efficient, full-service international container operation for the BNSF’s customers. The intermodal facility is anticipated to be 475 acres. Based on Logistics Park Chicago (“LPC”) acreage to lift ratio, Ridge expects there to be approximately 3.0 million lifts per year when the intermodal is completed and in service.

    The proposed RidgePort intermodal will greatly improve rail and highway capacity in the Chicagoland area. The expedited rail and highway traffic flows will help pull both rail and truck congestion out of the City of Chicago. The intermodal facility will significantly reduce the number of local highway moves now required to reposition container chassis and will dramatically reduce corporations transportation costs.

    As container intermodal traffic at Logistics Park Chicago reaches capacity, the BNSF has plans to relocate its existing automotive intermodal / finishing facility to allow for growth of the container yard. At the Projects automotive intermodal / finishing facility cars shipped from China would arrive at the Port of Long Beach / Los Angeles and travel to the Project via the BNSF Railroad. Upon arrival in the Midwest, cars would be finished with radios, CD players, paint striping, antennas, sun roofs, floor mats, and mud flaps. Finished cars would then be loaded onto transport trailers and shipped to local dealerships for sale.

    In the fall of 2008, Ridge completed subsurface exploration borings at the Project to depths of 600 feet. The borings returned evidence of a 200-foot layer of the Galena Group of Dolomite between 200 to 400 feet below the surface. The stone tested as Class-A dolomite (limestone). Class-A dolamite can be used for Illinois Department of Transportation projects, concrete, asphalt, and agricultural uses. Under land currently owned by Ridge there is approximately 207 million tons of limestone. At an average extraction rate of 2 million tons of stone per year the mine has a useful life of more than 100 years.

    A mine operator, which will be hired to manage the facility, will drill a tunnel to the 200-foot level and open a series of 50 cubic-foot rooms. The limestone will be extracted and crushed underground. Stone will be sent to the surface by conveyor, sorted for size and put in storage piles, then sent out by truck or rail.

    An additional benefit is that extracted stone will be used in the Project’s infrastructure and warehouses. The available rock will greatly reduce the raw material cost of the entire project. RidgePort’s construction cost savings per the chart to the right are estimated to be $46.6 million. The balance of stone extracted will be sold to the market.

    Ridge will work with a partner to develop an on-site concrete batch plant to facilitate the construction of the Project. The batch plant will be managed by a concrete batch plant operator. It will service not only the Project, but will have excellent access to the transload facility, which will allow for increased distribution across Chicagoland and the Midwest.

    RidgePort has two locations for optimal commercial development. The initial commercial site, which will be included in the Phase I development, is to be located at the southwest corner of Lorenzo Road and I-55 (the “North Commercial Site”). The North Commercial Site is initially planned to be 40 acres. It will be a mixed-use development that will include a travel plaza, hotels, restaurants, office, and retail / service locations.

    The second commercial area will be located off of I-55 adjacent to the IDOT proposed high-speed 4-way intersection at the southern boundary of the Project (the “South Commercial Site”). The South Commercial Site is anticipated to be 30 acres and will have a travel plaza, restaurants, and retail / service locations.

    The ten mile stretch along I-55 to both the north and south of the Project are greatly underserved by restaurants and eateries. The closest fast food restaurant off I-55 is a McDonalds located approximately 8 miles north of RidgePort at Highway 6. RidgePort will offer a variety of brand-new and clean dining options for the expected 11,500 employees working at the Project.

    Further, Ridge is in discussions with several national travel plaza operators about operating at RidgePort.
