In today's competitive business environment, corporate facilities are regarded as "tools" for doing business. At Ridge, we value engineer corporate build-to-suit facilities to meet the needs of our client while incorporating building value, flexibility, and exit strategies over the long term. Each project is managed locally by a principal of Ridge allowing for quick decisions and a single point of contact for all team members.

Our build-to-suit program proceeds as follows:
- Review short and long-term growth goals and objectives with our client
- Evaluate all alternative sites in the market
- Thoroughly analyze the possibilities with our client and developing a short list of the most cost-effective locations for business model
- Interview architects and engineers to value engineer plans and submit proposals for planning purposes
- Select the most qualified architectural and engineering firm with experience and track record suited for project
- Determine an optimal preliminary financial structure for the facility lease or purchase arrangement
- Finalize the site planning process
- Complete site selection, negotiation and control of site
- Review architectural and engineering proposals and select design team
- Finalize project scope and specifications. (competitively bid to qualified general contractors )
- Meet with lenders and determine best capital structure
- Award construction contract
- Manage construction process through completion
- Deliver completed facility on time and on budget
- Manage warranty program, punch-list and further client requirements - two (2) year Ridge warranty
Ridge also provides advisory services to national corporate clients that want to outsource their real estate and facility requirements. These services include occupancy planning, tenant representation, financial advisory services, asset analysis and formation/implementation of disposition strategies. Such services are typically marketed to corporations that maintain multiple facilities/assets, but do not have the necessary internal resources to manage complex real estate transactions. Representative clients include First Data, Waste Management, One Community, Inc. and American National Can.
